Looking for a spacious, versatile stay in Phoenix's desirable Biltmore neighborhood? Our unique duplex property is the perfect setup for large groups, families, or friends who want both privacy and proximity. With both Luxury at Biltmore (top floor) and Hidden Gem in Biltmore (basement), guests can enjoy togetherness while having their own distinct spaces.

House Rules:

• Maximum Occupancy: 12 adults

• Visitors or unregistered Guests: are strictly prohibited from entering the home at any time, regardless of the duration of their stay. Any unregistered guests will be charged at the rate of $150 per night per person. For unauthorized guests over our max occupancy, an over the limit fee of $500 will be charged. No exceptions.

• Parking: park up to 4 cars in the driveway. Street parking is also available

• Check-in anytime after 4:00 pm. Our cleaners charge $50-$100 for early check-ins, please note this is highly dependent on their availability and is rarely available during peak season and holidays.

• Checkout: Is at 10:00 am. No late checkouts permitted, any late checkout will incur a charge for an additional night’s stay.

• NO SMOKING: Smoking is strictly prohibited inside the home. Any evidence of smoking will result in a $250 fine, loss of the security deposit, and additional charges for any damages incurred.

• NO Parties: Parties are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, the person who made the booking, will be responsible for any damages and additional cleaning fees.

• Quiet hours: 10:00 pm - 8:00 am We kindly ask that you observe our quiet hours to ensure a peaceful and relaxing environment for all guests. Security will be called for violators, and you may be subject to eviction without refund.

• Security Cameras: For guest safety, we have security camera/s outside the property. There is one by the front door one in the driveway. PLEASE DO NOT TOUCH the cameras. We will levy fees of $100 to those who adjust or cover these cameras.

• Bugs Inside Home: We have monthly pest control, but due, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.

• Restricted Items: No candles, confetti, hair dye or glitter! Use of any of these will result in a $100 fee, plus charges for any damages caused.

• Showers: When showering please keep the shower curtain liner INSIDE the tub and completely closed.

• Toilets: Do not put anything other than toilet paper in the toilets. No feminine hygiene products, flushable wipes, cleaning wipes or trash.

• AC: Please refrain from setting the AC temperature more than 20 degrees lower than the outside temperature. Setting the AC excessively low can cause the coils to freeze, leading to operational issues and potential damage to the system.

• Trash: Please dispose of all garbage in the trash bins located on the side of the house. Please refrain from leaving any trash outdoors. Someone comes to collect the trash once a week. If the trash is full, kindly message me to arrange a pickup.

• Items Left Behind: Host assumes no responsibility for any items left behind, and regrettably, we are unable to assist with retrieving or shipping such items.

PET RULES:

• Pet fee: $150 applies for up to 2 dogs, each 50 lbs or less. Ensure pet(s) are included in your reservation. An additional fee of $200 per pet will be charged for nondisclosure.

• Supervision: Do not leave your dog/s unsupervised in the home, if you need to leave them they must be crated. Dogs must be on leash anytime they are outside the home.

• Furniture & Bedrooms: Please do not allow pets on the furniture or in bedrooms.

• Potty Trained: Must be house-trained

• Clean up: Please make sure to pick up after them inside and outside the home and dispose of any waste in the outside trash bins.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
